How to avoid utility conflicts in a rental 

One of the most common sources of conflict in a rental agreement is not the rent or the duration of the contract, but something much more mundane: utilities. Electricity, gas, and water can become a serious problem if who assumes each responsibility is not properly defined from the start. 

The first common mistake is thinking that it is enough to change the bank account. In reality, what matters to companies is not who pays, but who is listed as the account holder. If the contract remains in the owner's name, any notice, issue, or non-payment will be directed against them, even if the bills are charged to the tenant. This creates unnecessary tension when returns or delays occur. 

To avoid conflicts, the most solid criterion is to separate consumption and risk. If the person living in the home is the one who consumes, it makes sense that they are also the account holder, at least for utilities such as electricity and gas. This way, decisions regarding rates, power capacities, or notices fall upon the person who causes them, and the landlord does not carry problems that are not theirs when the lease ends. 

Water requires additional analysis, since in some municipalities the owner maintains subsidiary liability even if the tenant is listed as the account holder.

In these cases, conflict is not avoided just with a name change, but with control: clear readings, well-defined periods, and payment tracking.

Another key point to prevent disputes is to put everything in writing. The contract must state who assumes each utility, from what date, and what happens in the event of non-payment or cancellation of the service. This avoids self-serving interpretations when the lease ends or an issue arises. 

It is also advisable to think about the end of the contract. A utility supply cut off due to debt or a permanent cancellation can delay the recovery of the property and generate additional costs. The better defined the responsibilities are, the less friction there will be at the handover of keys.
