Access to housing requires more supply and a global vision

The housing debate usually focuses on price trends, but the reality is that the main challenge in the Spanish real estate market remains the lack of supply.

During his participation in COPE, Oriol Canal, CEO of BUCKINGHAM Property Advisors, explained how the rental market has been progressively reducing its supply while demand has continued to grow, creating an imbalance that directly impacts access to housing.

However, this scenario cannot be analyzed solely from the perspective of private owners. Public administrations also play an important role in creating new housing and developing policies that allow for a sustainable increase in available supply.

Another aspect that often goes unnoticed is the structure of the final price of a home. Before a property reaches the market, numerous costs are involved related to land development, construction, taxes, and other administrative expenses that represent a very significant portion of the final value.

Therefore, improving access to housing does not depend exclusively on controlling demand. It also requires facilitating the creation of new supply and analyzing all the factors that influence the cost of producing housing.
